Average Conveyancing Fees are Calculated based on the value of your Property Transaction

Most property solicitors or licensed conveyancers, will calculate conveyancing fees, based on the value of your transaction and will stagger or tier their conveyancing legal fees dependent on the value. E.g.

A property purchase for £100,000 might be a legal fee of £512.50 plus VAT, but a purchase of £300,000 might be a legal fee of £562.50 plus VAT.

A property sale for £200,000 might be a legal fee of £412.50 plus VAT, but a sale of £300,000 might be a legal fee of £462.50 plus VAT.

What Are Conveyancing Fees?

A Conveyancing Fee is the cost associated with the legal services a solicitor or licensed conveyancer provides during the process of buying, selling or remortgaging a property.

They also include the conveyancing disbursements the solicitor will cover on your behalf through the process. Disbursements to consider include:

Conveyancers are usually cheaper than solicitors, however, solicitors are also in a position to handle any complex legal matters that may arise. If you envisage a straightforward process with your house purchase or house sale then a conveyancer may be all that is required. If you have any doubts or require further legal help a solicitor may be the best choice.

Do you have to pay solicitors fees upfront when buying a house?

This will vary from solicitor to solicitor, however, in general you will pay your solicitor at different points throughout the process. There is usually an upfront fee associated with the costs of the legal work required in buying or selling a home and then further costs may be due in the middle with any final sums required, usually because the solicitor has incurred costs on your behalf (for searches, for example).

How much should I pay for conveyancing fees?

The legal costs associated with buying and selling a home are generally around £500 - £2500 plus VAT dependent on the transaction type and the transaction value. There will also be additional costs such as disbursements and other costs associated with local searches which could cost you around £250 - £350 when purchasing a property.

What is Fixed Fee Conveyancing?

Fixed fee conveyancing is where you and your solicitor or conveyancer have a pre-agreed price for the work they are to carry out. This should not change throughout the house buying or selling process. This is becoming an increasingly popular way of handling conveyancing, rather than using conveyancers who change at an hourly rate, as it means that you are able to budget more effectively. It is also prudent to check whether the solicitor offers a ‘no sale, no fee’ clause where, if the sale was to fall through, you would not have to pay the legal fees.
